Sure, that was true in 1950. The single-family house had much more uninsulated surface area per m² of living space than the large worker's locker. But in the GEMINI next generation house, the electricity required for the heat pumps for space heating is in the range of a larger refrigerator. Ventilation systems with heat and moisture recovery from exhaust air are virtually non-existent in multi-story housing. Residential buildings in Vienna that I know of that will be completed at the beginning of 2023 consistently have a higher space heating requirement per m² of living area than the GEMINI next Generation House.
Builders are still cursed decades later if impact sound insulation is inadequate. Impact sound insulation is essentially mass. A common ceiling structure: prestressed concrete, above it impact sound insulation, and above that screed and then the floor covering. That quickly exceeds 400 kg/m². Sound insulation between apartments is also very important. 55 db sound insulation so that only 40 db of the 95 db of the stereo system reaches the neighbor's apartment. For the 55 db, mass is used again in residential construction. I once studied the sound insulation regulations, there were tables with horrendously heavy walls. When I was close to despair, there was the redeeming sentence: Except for single-family homes. The current wall structure of the GEMINI next generation house weighs 26 kg/m² and will have at least 40 db of sound insulation. Thermal insulation is easy to calculate and there are excellent tools with Ubakus.de. But such tools do not exist for sound insulation. In any case, the acoustic separation of two residences with two 26 kg/m² external walls can be made with much less material than with several hundred kg/m² partitions between apartments.
The great ideal: people commuting highly efficiently between the worker's locker and the factory on public transport. The great bogeyman: motorized individual transport. There I remember a lecture of our professor for management in the high school graduation course for EDP in 1979: "Today you will write a particularly good paper, because I have brought you very good pencil sharpeners". With this he showed that a perfect solution for a tiny detail problem hardly influences the overall result. Of course, the low electricity demand for space heating of about 4 kWh/m²/a of living space is a very important feature of the GEMINI next generation house, but 450 kWh/m²/a of electricity generation is even more important.
