Instead of 400,000 new apartments per year better houses

The historical data, large houses because of less heat demand/m², large houses require less building material/m² are inaccurate today.






The German government announces 400,000 new apartments per year. Why apartments? Why not houses? ClimateProtectionSuperiorityHouses, of course! Time to clear up a lot of misconceptions and bring efficiency to this topic.

  Prejudice 1: large houses because of less heat demand/m²


Sure, that was true in 1950. The single-family house had much more uninsulated surface area per m² of living space than the large worker's locker. But in the GEMINI next generation house, the electricity required for the heat pumps for space heating is in the range of a larger refrigerator. Ventilation systems with heat and moisture recovery from exhaust air are virtually non-existent in multi-story housing.

Residential buildings in Vienna that I know of that will be completed at the beginning of 2023 consistently have a higher space heating requirement per m² of living area than the GEMINI next Generation House.

  Prejudice 2: big houses need less building material/m²


Builders are still cursed decades later if impact sound insulation is inadequate. Impact sound insulation is essentially mass. A common ceiling structure: prestressed concrete, above it impact sound insulation, and above that screed and then the floor covering. That quickly exceeds 400 kg/m².

Sound insulation between apartments is also very important. 55 db sound insulation so that only 40 db of the 95 db of the stereo system reaches the neighbor's apartment. For the 55 db, mass is used again in residential construction. I once studied the sound insulation regulations, there were tables with horrendously heavy walls. When I was close to despair, there was the redeeming sentence: Except for single-family homes.

The current wall structure of the GEMINI next generation house weighs 26 kg/m² and will have at least 40 db of sound insulation. Thermal insulation is easy to calculate and there are excellent tools with Ubakus.de. But such tools do not exist for sound insulation. In any case, the acoustic separation of two residences with two 26 kg/m² external walls can be made with much less material than with several hundred kg/m² partitions between apartments.

  Prejudice 3: short distances and public transport


The great ideal: people commuting highly efficiently between the worker's locker and the factory on public transport. The great bogeyman: motorized individual transport. Roof, what if 10 it yields of a house are sufficient for all the electric car trips of the inhabitants? What many don't want to admit: Every improvement of public transport reduces its efficiency. Public transport fans only ever see the bus packed to the last standing room. 40 liters of diesel divided by 100 passengers is only 0.4 liters per passenger per 100 km. But I mostly see almost empty buses, where with 2 passengers, unfortunately, 20 liters/100 km per passenger is to be expected.

BlaBlaCar showed me the possibilities of ride-sharing systems on long-distance trips. With appropriate reforms, this can replace public transportation outside of densely built-up major cities. Self-driving cars are also available in the immediate future.

  Prejudice 5: the electricity comes from the socket


Densified housing ignores the energy problem. The energy problem is more than space heating and hot water. Developers claim that our new residential building only requires 23 kWh/m²/a of heat. There I remember a lecture of our professor for management in the high school graduation course for EDP in 1979: "Today you will write a particularly good paper, because I have brought you very good pencil sharpeners". With this he showed that a perfect solution for a tiny detail problem hardly influences the overall result.

Of course, the low electricity demand for space heating of about 4 kWh/m²/a of living space is a very important feature of the GEMINI next generation house, but 450 kWh/m²/a of electricity generation is even more important.

  Creating energy turnaround through housing


Instead of 400,000 new homes per year 400,000 GEMINI next generation homes! Currently designed with 70 m² and 85 m² living space. Larger models will follow, but these are typical apartment sizes. With garage on average 46 kW photovoltaic and 130 kWh accumulators.

With 500 m² on average for building land and feeder road 200 km² per year. Very little compared to the 26,000 km² of cultivation area for biofuel and biogas, both of course very far from organic, it is just an absurd name for wasting land with hostile monocultures where only the crop grows.

Currently, the average space heating demand is 130 kWh/m²/a. If 32 million m² of old housing were given up for this purpose, less space heating demand and very efficient water heating would be about 40 TWh of thermal energy savings.

  Land for energy - rededication is enough


What does all this cost the state? The cheapest version is to convert grassland to "land for energy".



  GEMIN next Generation AG: 78,000 € in the account


An account for "GEMINI next Generation AG in Gründung" was prepared at RAIKA Salzburg on August 2, 2022. On Tuesday I was informed that a legal question still had to be clarified. I received the answer on Friday:
